Short answer: All three free tiers can write a good MLS description if you give them a strict prompt. Pay $20 a month for one of them when you start uploading documents (comps exports, inspection reports, contracts) or using it daily. Pick the one that fits the tools you already live in.

Paste the same prompt into all three free tiers and score the output. Use a real listing.

The bake-off prompt
Write MLS public remarks for this listing. Hard limit: 900 characters including spaces; print the count at the end.
Facts (use ONLY these; if something isn't listed, don't mention it):
[paste beds, baths, sq ft, lot, year, 3 upgrades with years, 2 nearby amenities with distances]
Rules: lead with the strongest feature, not 'Welcome home'. No exclamation points, no ALL CAPS. Describe the property, never the buyer (no 'perfect for families', 'ideal for retirees'). End with a call to schedule a showing.

Score each one: (1) Did it invent a feature you didn't give it? Automatic fail. (2) Is the count accurate? Count it yourself in a character counter. (3) Did it describe people? (4) Would you post it with fewer than 3 edits?

Privacy basics for agents

  • Don't paste client Social Security numbers, loan details or full contracts with personal info into any consumer AI plan.
  • Claude says its consumer plans use your data for model training unless you opt out (see its pricing page). Check the data-control settings in whichever tool you use.
